Cities and states have enforced this policy for well over 50 years and it always stood up in court.

My suggestion is to study first the numbers / cities / markets and once you know your zones / cities of interest, look for people who can help you locally.

Even the main city of Malaga, who was considered a backwater city just 10 years ago has become very popular and is now turning itself in a little Silicon Valley and banking center.

We are considering building a small multifamily a couple duplexs, a tri or quad in a small suburb of a larger city (ie Nashville, Knoxville, Atlanta, Ashville). 

You won't have the options that you have here in Austin, mainly because Portland is Tenant Friendly City and Pfugetville is Landlord friendly.  

Hi @Gil Canfu definitely there are many places in DFW where you can invest in a good rental property.I am not sure where you are at, but if self managed you should start in cities with good proximity to where you live.All the corridor between Princeton to Saginaw has good deals but there are many others things to consider as I mentioned previously.

Also It seems that in my city this doesn't exist with a duplex, triple etc..

Detroit is just like any other Midwestern rust belt city.

We are based in Milwaukee WI and have tenants from Milwaukee County and the City of Milwaukee and it's pretty much hurry up and wait.
