Reinvest larger seed money. 

I have a few jurisdictions on my side, received a seed investment of $250k and have a former county commissioner at my disposal.

Don't tell them they need to "move out" because mentally that plants a seed of doubt in their mind that they might be homeless, be sure to say they need to find another apartment so there is no doubt that they will be able to do so.

We planted a seed with the listing agent (since the property had been on the market a while), I came back around and watered that seed and BOOM that flower came up through the dirt and we plucked it!

So, if you're looking for seed money for a down payment and don't want to go through all of the complications of managing real estate inside a self-directed IRA you may be able to get that amount as a withdrawal from your Roth without any taxes or penalties.I should mention that the Basis is defined as the amount you contributed minus any withdrawals. 

Spend your seed money and you get one use out of it. 

If you purchase a BRRRR, can you also execute on purchasing(financing) other properties in the mean time if you have the capital to start planting seeds? 

Plant those seeds now so that they will be ready to harvest when you will need them.
