I actually ended up going through a big career change, and attended a 6-month bootcamp to learn Software Development after 7 years cooking professionally in fine-dining kitchens. 

Concern: LA’s landlord laws, headaches from self managing, a good deal may still have tenants occupying it, if I ever leave it's an alligator so it costs more than the income it makes3️⃣ Out-of-State Rental – Get skin in the game sooner by buying a cash-flowing property elsewhere.

For example: Treasury may want to incentivize Freddie to refocus on regional, small lending products to reinvigorate smaller homebuilders/developers.

No guarantee this will continue but I see elected officials making policy mistakes that will lead to less development and that makes me believe constrained supply will continue to drive above average appreciation.John

We do the book keeping and self manage our properties.  

Seeking a construction/architect/development mentor would be wise.
