This is the same process a retail store uses to determine what to stock.

The 1031 exchange is a federal tax code and is not state specifc so you can exchange in and out of any state and in and out of any real estate investment (no flips or stocks).

But the bulk of my investment strategy is going to remain in stocks. 

Some of these listings are dead on Airbnb, way down on page 17 on Rankbreeze etc (others doing much better). 

I'd probably forget to re-stock the "forgot" basket and then get a complaint on it.   

If your deal works at an ARV of 300k let's say, and the ARV comes in 250k then if you can't get the ARV lifted via dispute then your deal is dead and you are out the 700 for the appraisal. 

Once I hit that goal I'll take stock of how much I like scaling real estate vs. how much I dislike my job, and make a call on retiring vs continuing to scale.Your goal is both hard and very realistic.

The chances of you taking $150,000 and turning it into enough passive income to be able to live are as likely as you taking $150,000 and putting it in the stock market and living off the principle. 

The longer the maturity rate of the bond, the higher the yield is to compensate an investor for the additional risk they are taking on with a longer dated bond.Stocks that pay divideneds....insurance companies have a lower yield than telecom stocks as a reflection that telecoms are higher risk than insurance companies.In the efficient market hypothesis, if markets are efficient then the yields should be reflective of the risk.
