We have a tight market here too in the Chicago suburbs.

Just bear in mind...you will probably operate in a grey zone (unless you open a business and get the licenses, which most people don't care to do) and obviously need quite some cash to get started seriously.

Hey there @Patrick Goswitz - It goes both ways....we personally purchase all the materials typically for our clients here in Chicago, but we also get better prices.If you find a contractor that allows you to purchase all the materials instead of marking up the material they'll just mark up their labor more -> I will agree it's easier to track and understand costs as an investor if you know these numbers better, so I'd push for that or find a transparent general contractor, like us!

I am looking at pockets of areas around Kirkwood highway, Route 13 Newcastle closer to bear which is growing and pockets of Wilmington.

I would pull the 500K, to then monetize through yielded interest bearing markets, then pledge those yields to acquire the purchase power for the planned various down payments
