Hi Justin,You: Please mentor me.Him: Sure--go write a business plan of exactly what you need to do (the reason you seek mentorship is not knowing this most likely).You: (Iteration may be your friend here).Fill it out as best you can, ask him to look it over (maybe hard a hard copy so you can pencil notes in quickly).Maybe meet in a burger king for breakfast on the weekend and go over it together vs. an email.Go back and redo it with your new knowledge, and ask to to look it over again, until both of you are satisfied.Possibly you are very close to your target and only need some small tweaks, or maybe you are missing some important detail, etc..Just my 2 cents.

If you are agile and can pivot between STR and LTR then you have flexibility to capture the market that gives you highest and best use of the property.

They all are supposed to have the same "standards" some are just more agile when it comes to it...If you need a great local lender in Indy, reach out!

We are currently working on new iterations to our location tagging feature to make things more relevant to a local real estate market a forums users would like to engage in. 

They’re newest stainless finish is way better than the last iteration.

But it is a great idea of how to operate and be agile given the environment!  

Developing you system is an ongoing process that will likely have several iterations.  

With section 8 you can expect things to work a little slower than if it was just between you and tenant, which will make you less agile as a property owner looking to make sure you fill a vacancy and get the right amount of rent at the right time. 

Our approach has been to constantly make iterative changes and gradually increase the rate.
