That last bit is something literally nobody but me thinks about (because I've been trying cases in court for years now, so admissibility is always on my mind), but it definitely comes in handy to do business via systems in case you ever find yourself embroiled in a lawsuit.

Such a lawsuit would require Interrogatories, requests for admission, depositions, probably several dispositive motions (such as a motion to dismiss and motion for summary judgment) and discovery related motions, scheduling conference, changes to the schedule, etc etc etc.

A reputable title company should not be working so closely (by Phoenix Home Buyers Club's own admission, they give Title Alliance of Phoenix an incredible amount of business) with an industry that misleads people about their most precious investment.

Never the less, we successfully finished the job and ended up splitting close to $100K.I won't get into the "passive agressive" nature of this person that soured our relationship, but the investor came back to recognize the absolute need for a contractor, by no admission, but for returning with a request for quote on their own attempt of a total gut rehab with one of their finds.
