If you don't have sponsorship, by definition you don't have a deal - full stop. in some aspects, but but I'd argue in development you have to find land and partners at the same time. you have to have a competitive advantage and local knowledge. may not apply and probably different sectors. we break development up into multiple raises like Series A, Series B, etc in venture debt and discount equity tranches based on what stage the investor comes in for higher returns it's earlier like when we are investing in engineering services etc we recapitalize and spend our money with an equity sale and recapitalization. structured finance is so interesting

Generally: 1) you need to call a list of LIKELY motivated sellers like high equity, seller/property of a certain age, inside your buy box, notice of default/liens/etc. 2) You need to make an enticing pitch, "Hi Mr Seller, I'm Gus and I work at ABC Solutions, a local family owned business that helps sellers get cash fast for their homes, would you be interested in an all-cash offer for your home?

If the builder never transferred title, they might try to argue that its comparable to selling a model home within a new construction developement (new home, but has had thousands of folks walking in and out for months...sometimes years).I would be confused as to why someone would offer it as new construction when it had been lived in unless their aim is to avoid capital gains, but you say lived in a few months and not two years so that does not track.

@Tim Porsche - disclaimer - I know nothing about Pennsylvania real estate law.That said, I don't see any recourse for you here on this issue, as they would likely argue that you had a chance to do your due diligence before writing the offer and/or could have written a due diligence period into the contract and chose not to.
