So glad I sought advice n sat on it for a few more days.

I recently picked up a 7 unit, all in 225k, with about 50k gross n about 38k net income, not too shabby.  

Mom-n-Pop are getting tired of too much work for so little return.

The area is small but is right outside of Bowling Green (the third largest metro in KY-60 miles N of Nashville) and there is residential construction going on in the area that appears to be selling around $225k on average for a standard 3/2 home.

Here in N CA folks can find property (not structures) that have burned up 😔
