In the end, the weekend after the fed announced the first interest rate drop, we had an open house that had more traffic than our opening weekend 3 months earlier. we received a full-price offer for the house and closed in early November. obviously I have no way of knowing if the interest rate drop was a trigger, but nothing else changed in the market at that time. just wanted to share in case others are curious. appreciate all the thought partnership!

If the unit is empty and the potential tenant seems great, I would let them move in on the 29th or 30th of the previous month since most tenants will prefer to move on the weekend and I won't ask rent for those 1-2 days (of course utilities have to be in their name, etc).

If it's not feasible due to circumstances I suppose I'll have to adjust my situation (find weekend job, move back to NJ with parents, move to a different state with, etc.)All responses are appreciated, and I am absolutely open to chatting on the phone by the way.My view on house hacking is it can be a great tool to buy a house you could not  otherwise afford, but it shouldn’t be a goal in it of itself if that makes sense and that’s not to discourage you from investing just there are alternatives such as the stock market. so I’d start by asking where you want to live, do you want to own a single family home or does it make more sense to rent in a more interesting neighborhood like Arlington, Alexandria, that’s gonna be a personal choice, Will your monthly payment actually be less than renting/how many people do you need to get in the house to afford that?

Rent a storage unit in a nearby town, ship all items to storage unit, pay someone to then use the items to furnish the home or make a weekend trip

@Tanya Maslach Since it sounds like you're not really using a property manager - connect with whoever helped you purchase the property to see if they know of a leasing agent or showing agent that you could reach out to help hold the property open to tour at least once to twice a week for an 1-2 hour period on weekends

If that is you, stop all of it and spend at least one hour every day looking at deals during the week and 5 hours on the weekend driving around and looking at listings and neighborhoods!
