These guys are claiming they help people in my situation and in the same breath offer me a loan that I calculated out at 92% interest. there ya go.. 

You could structure the deal as an installment sale or a lease option so the property owner doesn't see a large capital gain tax payment for the sale.And good on you for helping out!

This means with my numbers it will be cash negative.how will this help you scale to 3 to 4 deals a year to get to 20 deals?
