If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.

We like the "Happy Inspector" which syncs up with Buildium.I'm sure there are other similar type programs that will allow you to take and name photos in a logical format, and highlight any problem areas.When inspecting, we look at exterior (roof, drains, windows, siding, water intrusion around foundation, etc).
