Low value low quality NP seconds.. the most volatile and risky paper on the market today.  

Capital is tight right now given capital markets volatility and bank exposure to faulty loans, especially in the multifamily space. 

Or is it mostly just a play to decrease volatility in booking rates? 

I mean by safest is on the volatility, for example STRs have many different factors, seasons of the year, local government regs and much more.

any ground up dev. is the highest risk project *whenever* there's interest rate volatility regardless who is the sponsor/executioner would be.These are just so basic principle.... even ground up dev project in 2019 is losing value right now due to higher rate.

I'm based in Houston and personally would avoid Midland due to its potential job volatility.

It's not my personal preference, as you are still exposing a chunk of your portfolio to volatility, but it's an option.
