Sequence of follow ups on concrete blocks delivery since Jan 2023.23rd Jan: First follow up response - concrete blocks will take time since it's the slowest part. 24th Feb: Second follow up response - still waiting on block delivery schedule from the vendor.21st Mar: Third follow up response - vendor said they will have a batch of deliveries going out next week. 28th Mar: Fourth follow up - haven't heard back.6th Apr: Fifth follow up - haven't heard back.

What's left is simply $ to close (HML easily solves that) getting the vendors to do the "simple stuff" (pick your platform; Angie, Neighborly etc etc) and than to sell it (more agents than one can count happy to list).

-Being able to give your tenants the professional experience of timely responses, quick attention to maintenance, using the on-hand already vetted roster of vendors, providing a sense of formal hospitality and customer service... can be worth the management fees. - Staying compliant with various tenant laws and fair housing policies is also a big factor I hear a lot.

To help avoid a lot of these issues I would think about buying a "Modular" or use a "Tiny Home" vendor who offer these in many states.

@Ella Marie, I can't speak on behalf of your market, but in my respective market, competition is tough, and the successful fix-and-flip vendors are often full-time operating businesses.
