I just mean to say that I don't think there is anything wrong with their business plan, their operational expertise, and so on, so unless something melts the economy down, it seems as though Brian integrity of the operators is the only remaining variable

If you're W2 but hourly and "variable", meaning you don't consistently work the same fulltime hours each week, then you'll still have to average income over the past two years and may not qualify at all, depending on the circumstances.What will not work is using an S Corp to pay yourself via W2.

In my experience, a large percentage of them are fully functional adults that refuse to take personal responsibility for their lives, which is why they are receiving free rent from taxpayers instead of working for a living.

I hate to say it but it's starting to feel a bit like 2007, with sub2 being the new subprime mortgage...It's too small of a percentage of loans for that to be where the bottom falls out.
