The cash investor who "saw the property on zillow" but doesn't really understand what REO means or how the banks operate. 

I understand the standard rate in the USVI is 6% but believe I should be able to negotiate down based on the expected sale price.

To have a chance for success in any particular investment type, the investor needs to understand the fundamentals related to that type of investment.

I think both can have tremendous value and I have received value from both types of relationships.It's hard for me to understand posts on BiggerPockets that are negative towards coaching or mentoring.

Generally, when people "make it" they want to share their good fortune with others and they understand that whatever they give freely comes back to them tenfold.

Understanding the tax benefits of pre-tax contributions, cost recovery, real estate professional status, legacy goals, etc are all part of the equation and should be considered.
