For us that more or less translates to using a tenant facing CRM platform.

@Kevin Collins well I apologize if it comes off condescending, it is difficult to translate 'tone' in a forum but at the end of the day you are in a forum seeking out advice...

There's an omnipresent, ubiquitous brutality to life in general and running rental real estate in  prticular here that just doesn't translate well into metrics and data. 

YET those are the people all the "experts" are telling you to chase.OK  so what does this translate to?

This translates to ownership or a fee, but most lenders want to see ownership.

Even though landlord-tenant laws are horrible for landlords, which translates into more risk and a higher cost of doing business, resulting in higher rents, which is where we come full circle..Glad to see a little common sense come back with the new prop36 smash&grab laws

Keep in mind that rates does not fully translate everything.
