Once the 1031 is complete the LLC dissolves and again the property is distributed to the former members, including the properties just purchased in the 1031 exchange (which each member probably picked out for themselves).This method solved the feared "held for investment" issue.

I have a pretty large capital ready to step into this game,I am in big conflicts either choosing Ohio(Cincinnati/Dayton) or Texas(Houston) for BRRRR method, I read a lot about Ohio, only positive stuff.

I have my real estate license and am also an occupational therapist by trade- but truly I don't want to be in healthcare OR to help others to buy/sell- just want to get more properties under my own belt!

As far as hiring the other trades, this can be difficult from a distance, who is helping locally?

I've been an independent contractor in Springfield, Illinois for 8 months and have been a trades contractor for the last 4 years.

Southbridge and Webster are cheaper as well.There will be obvious trade-offs in terms of location / amenities and price but i have seen good traction in all of the aforementioned locations.I'm looking for househacks for clients around central Mass and while they're not impossible to find by any means units in Worcester are typically trading at $225-250.
