Another option, if you don't want to be dealing with tenants anymore could be leasing option; basically you rent it out under a contract for a few years (2-5) to somebody who would eventually want to buy it at te end of that lease..

@Adrian Smude the Options I have considered is keeping the rental and my primary residence and taking out a home equity loan or a line of credit on my properties or selling the house to te current tenant who has expressed interest in purchasing the house.

Well if you can rip up the carpet and the underlayment and the tacking nails just do that and get a price with that part of te job completed.
