I spend roughly $120k on my renovations, but this is for the entire property and developing the secondary suite which certainly costs more (2 new furnaces, all new plumbing, new kitchens and bathrooms with tiled floors and showers).All said and done, I personally love it.

Currently there is that extremely thin, hard, cheap landlord carpeting (and also an area with cheap thin stick on hard tile squares). 

Having a non-slip surface around the pool like grippy porous limestone tiles instead of a slippery surface helps a ton IMO. 

ACM (Asbestos Containing Material) abatement is a tough one because often you won't know (outside pipe insulation & 8x8 tiles which I can spot and point out with no testing).

The first house that I bought was 17 years old, 3 br, 1.5 bath, brick ranch house with hardwood floors, Andersen windows, ceramic tile baths, gas heat and a brand new roof. 

-Both homes have new windows, kitchens, baths, flooring, electric, solar, landscaping, you name it, with custom tile and woodwork. 

(The floors are tile and terrazzo, so it is easy to clean up spilled paint.)We haven't gotten an estimate on the painting from a painter yet. 

But it seems to me that referral clubs only real value is vetting suppliers.

If anyone has any unknown suppliers that I'm not thinking of please link them!

For example, if you are buying in an area that is in are 1980s and above, you might run into a roof that is tile and the paper under the tile needs to be replaced the day you close.
