Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.

You are using both tax sale and mortgage foreclosure in your posts, so I can understand why this post went unanswered for so long.If we are talking the upset tax sale, the simple answer is that the liens remain in place.If we are talking judicial tax sale, the simple answer is that the liens will be divested (at least for those where proper service of the notice of tax sale was properly delivered to the lien holders).Which leaves mortgage foreclosure.

Wherever you took your broker's class you should have ample study materials.If you are talking about your real estate agent's license in NJ (that is not a broker's license), you need to take the initial class at an accredited agency and they will give you all of the materials after you finish the 75 hours for the test.
