I had a few properties that were not meant to be STR but turned into STR when COVID hit. 

There is a ton of DD to do on a MF property, are you doing an environmental study, a reserve study, analyzing the T-12, market study to show there is room to increase rents (of course every seller states rents are underpriced)... 

Another neat piece is the IRRRL, which allows for cost-effective refi's (similar to R/T) if rates ever drop. 

There are laws (and statutes with three "T"s) that may apply in these situations on both a state and federal level.

Schools are not great.I would not consider that area anywhere close to AT&T stadium, but maybe closer than CA.
