I agree it’s a stalemate right now but in addition to the affordability, the issue is that it’s easy to make 5% (after tax) in the stock market, and has been for several years.  

Sometimes if outside you will see a wet spot in the lawn.

Once I hit that goal I'll take stock of how much I like scaling real estate vs. how much I dislike my job, and make a call on retiring vs continuing to scale.Your goal is both hard and very realistic.
