.: Marco is still pumping out podcast episodes so is Clayton Morris and his deals were out right fraud and theft I have an investor who we we bought a loan from and had to foreclose on his asset and now going after the PG, if you saw this persons online presence you would think this guy is CRUSHING IT - he has his BK attorney reach out saying he is $2M in the hole and contemplating BK because he owes so many people money from bad deals.

Its surging slot so if you time it right on the buy in (around 10800ish) and the sell (I believe in the next few days it'll steady out at 11300 based on trends last few weeks) it's not too far fetched to net 1000ish as you use the surges to your advantage.

And since the loans were not in their names and as you note Sellers did not know to ask for PG ( although in these cases PG is worthless) These folks walked and left the sellers in a very bad way..

I cant tell you how many times I've had to explain to investors that there is no magic DSCR wand that eliminates the personal credit risk/impact or allows them to borrow 100% of the purchase price or whatever. 99% of DSCRs require a PG which WILL impact DTI on any future loans, whether SBA, mortgage, consumer, etc.
