Another quarterly update and another slip/delay/below plan message.Seems normal to hear these… anyway as I already said in previous message, the ROI upside to pro-forma seems very difficult.

Surprisingly, for some of the complexes the market valuations slipped to under 50% and therefore those properties were underwater, even with "only" 50% debt. 

And the one time we did get sued by a tenant the LLC never  came into play (slip and fall on ice that the tenant won a nice settlement on from our insurance company, insurance company handled it all). 

If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).
