@Tony Thomas  Points, discount or buy down are all the same thing, and that thing is simply pre-paid interest.

Outside of aesthetics, make sure you have cleaners, maintenance and turnaround worked out so you go in with a solid plan.

Not only that, but it is unoccupied and subject to any number of things happening to it while it is unoccupied simply put, it just does not seem worth it to try to haggle over a raise like this. however, if you are in a high demand area with your property, and you know that it has a lot of value, you could post an ad to try to get some feelers out for occupancy and if you find something better, as far as quality and price for the occupant, then you can consider the lengthy eviction process, but again you're doing all of this for about $200 extra and none of it seems worth it.

My current W-2 and rental income(4 duplexes in my name) have me at about 35%DTI, I am about to add another multi-fam property and it would bump my DTI to 46% even though it cash flows $2000...Do people simply start buying in LLCs(DSCR) at this point for this reason? 

I don't have it replace common sense or creativity but simply have it do the things im already doing 10X faster! 

I've seen other people in the forum who simply use independent savings accounts but it is not clear to me if that is legal.
