It depends.On the property, the location, purchase price, demand in the location etc.Yes you can make it work but you must do your do diligence and run the numbers.

My question is, for a fix and flips, I'm considering financing the whole thing with a HELOC instead of hard money.

Let those be the backbones of your downside, weigh it out then hit the ground running.
