My tenant of 1 year just moved out recently (work transfer), but during the move-out inspection we found that one of the 10X10 bedroom has all four side of the wall covered in screw holes from the time they used it as a computer room (I believe the holes were from the sound deadening foam that they used to attach to the wall) So I was wondering what would seem to be a fairly reasonable cost to be deducted from their Security Deposit for the excessive holes and needing to repaint.

There was one investor who took short term 3 year debt so he could shave 30 basis points off the rate versus the 10 year fixed.

If you are looking at a loan amount of 100k then I wouldn't recommend refinancing unless you are shaving at LEAST a full percent off the loan and likely that wouldnt even be enough.  

There is probably little harm in trying and with a very low anchor like that it may help you shave a point or two off.

I then sprayed foam around every junction box and other penetration.

I maybe would've shaved off $5-10K extra in reno is all that I could've done.

Which would shave off significant time.We also build Single Family homes on scattered lots (.25acres +/-) that have been subdivided.

The biggest thing we have to worry about is government intervention, and the actions of 2020's have been unprecedented.
