Purchase price: $47,000 Cash invested: $7,000 Sale price: $85,000 This deal was sentimental as I grew up on this street and wholesaled a house across the road just 1.5 years ago.

The cash flow first, the appreciation to be the icing on the cake"  this sentiment is one of the worst I see on BP not sure who espouses this and why all these investors say the same  thing but that's really a recipe for disaster for the investors.If your leveraging RE to the max U know 20 to 25% down .

I understand the sentiment, but I think it will have more negative effects.The problem is with enforcement.

Because the legislature has passed protections for unpermitted units, a tenant should not be able to make any claim if it is a safe unpermitted unit.i agree with your sentiment on getting the ADU permitted, but not for the reasons you stated.
