Market 1bd rents are about $1500-$2000.Ideally, we would have 24 months to get thru plans/engineering/permits/rennovation.

Had studied civil engineering and worked at a few engineering firms before so I had a background but really wanted to be out and about working with my hands.

Land + soft costs (architect, engineering, water, etc. - any cost accounted for prior to permit) should be considered as equity in the deal once ready to build. 

@Jenna Kelley I just commented on another post about this as well, but if you are having foundational issues, do not call a contractor I would highly recommend calling a structural engineer as they are going to tell you exactly what needs to be done.

After hours on the phone trying to escalate in any manner I could and listening to their baloney blaming my attorney's escrow account, I was somehow connected to a development manager (literally a software engineering manager), who alerted me to a bug in the system where, under certain conditions, a support rep accessing my account for support purposes (e.g., my phone call the night before), can trick the system into thinking the business phone number or address was changed, thus putting a hold on outgoing transfers (both wire and ACH) until they verify the information.

I did get a licensed engineer's evaluation, he suggested that polyurethane foam injections would be a great solution and that failed miserably.  

@Ken Almira don't buy a Florida condo w/o checking that they've passed their engineering inspection and their reserves meet the new requirements.

Borrowing costs are nearing their highest point in decades and the municipal and state debt crises do not get nearly the attention of the federal government or deserve.Environmental Impacts : My assumption is that the entire toxic debris removal process will have to be managed by the Army Corp of Engineers X FEMA and other governmental agencies.
