One thing that I screwed up a few times was this - don't do everything the way YOU like it, try and think like everyman....

Second, its complicated and you should get a mentor to make sure you don't accidentally screw it up and possibly get sued. 

The problem is, and here's where I really screwed up, is that now I'm told by lenders that because we have a commercial tenant banks won't refinance the property.

If it was set without expectation of a payoff letter being timely sent, then someon screwed up. 

Either one of these people - the buyer, or the seller, can screw you, intentionally or unintentionally in years to come. 

This is the third house they screwed us out of.

The Roofstock certified PM that screwed me over appeared to have had >750 fake 5-star reviews written, which successfully tricked me and swamped out the complaints.

You could try filing a case/judgement against them but I’m guessing they ar leaving the area to screw over the next MTR landlord.

Just curious how accurate it is since people could potentially rely on it for their investment analysis and could be screwed if they use the wrong numbers.... 

The inspector wanted me to add 2 screws to anchor the condenser and he did check for leaks at the gas connection (the gas connection that was flagged was decades old and I questioned if was before a permit was required but city stated it was up to me to prove that it was there prior to permit requirement).
