Any advice you get here you should take with a grain of salt if you already looked up the law yourself.

I am not in the laundromat industry, so take my initial thoughts with a big grain of salt.  

You can always do some hands-on work without a GC license so I would agree with the others who say that having a RE license and GC license are not worth it.Take my advice with a grain of salt since I have neither a RE license nor a GC license.

There are multiple companies that, given the dimensions and such, will provide a list of everything you need, down to spoons and salt shakers.High-quality photos.

If OO can write off interest and property taxes (within SALT limit). 

@Joe Splitrock I've been around pepper spray it doesn't just go on them it sprays Everywhere!!!
