I'm a full time investor now but I had careers as a respiratory therapist from 1972 to 1988 and as a software engineer from 1988 to 2014.Noteworthy accomplishments (in order of importance):Married my wife Brenda in 1981, Completed 2006 Iditarod sled dog race, first ascent Gilhooley Tower in Olympic Mountains in 1972, quit smoking in 1985. 

Does anyone have a recommendation on the type of respiratory protection I should use?

These kind of things can respiratory problems. 

The intricacies of those contracts could create a slightly different rental process than the typical travel nurse/respiratory therapist/etc.

Over exposure may lead to respiratory irritation and coughing.

Even the dangerous molds are manageable unless you already have respiratory problems.Ensure the ventilation fan sucks air out and vents into the outdoors, not the attic space.Train the tenants how to kill/clean the mold with a simple bleach solution and spray bottle.

I'm a traveling Respiratory Therapist for over 2.5 years now and have never been paid using a 1099.

Conversely regular, long term exposure to small amounts may be the cause of respiratory issues years later - that is what the investigation to which I referred in my prior post above is examining.No one here is telling you that you must remove the asbestos from your buildings, but you do have to disclose its presence when you sell and the day is coming when you will likely have to disclose it to your tenants.Once again, I am advocating that landlords and rehabbers educate themselves and continue to keep there knowledge current as our understanding of the impacts of long-term exposure to asbestos, just the same as you would with other hazards in the built environment such as lead, mould, PHPs, formaldehyde, etc. 

The bank has a major problem here as entry w/o a respirator is just not possible.  

What I'm really worried about is that they have a child with respiratory issues and the perception/reality of soot and chemicals smells getting into the fabric couch etc.
