After 35 years I’ve developed a healthy respect for this business from the school of hard knocks.The day I’ve discovered this business is easy or simple will be a good day to retire.

Joint ventures can be a win-win situation for real estate investors and private lenders, but success hinges on trust, clarity, and mutual respect.

You want enough so that a potential law suit would go away if the insurance paid out.Best thing is to highly maintain your property and treat guests with respect so that no one would ever want to sue you.

Common respect. 

You want a manager who respects that this is your asset, not theirs, and keeps you in the loop.

Showing them that you are aware that this is their space and that you are an intruder (landlord or not), can set them at ease by showing such signs of respect.

I'd non-renew them for sure and find someone who will respect your property.
