Generally there are multiple units for each "zone" if you will when I've seen them installed.Regarding your problem at hand, I personally would simply adjust your plan to move and make your initial plan to get the current issues resolved, while costly now, in the long run holding onto the unit will likely pay off. 

The strip of land is utterly worthless to anyone but him but he's happy to pay $450k to resolve everything without the courts input.I retain 100% of my building, 99.999% of my land, and 100% of my existing mortgage.

You would expect a clean title at close so if there is some issue, then either it would be resolved by the seller or the deal would fall through.

Even with a network, I’ve had delayed repairs and tenant issues that would have been easier to resolve if I were local.

Your partner is right there if you need to fill in for an absent cleaner or resolve a guest issue. 

The fact that you will have turnover expenses is compatible with positive cash flow.
