You have fixed cost so it is better to get some bodies in there so you can get market rent later. 

Our 4th Amendment Rights as landowners protect us against regulatory takings and that is why lots that were created prior to zoning or zoning changes are typically grandfathered.  

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

Long-term leases are less operationally complex and face fewer regulatory risks - more stable and scalable option.

The local/ state etc (governing body) may not just "give you" one.

Major cities where STRs have only began rising up and gaining public spotlight with the rise of AirBNB are more likely to have more shifting and less stable regulatory environments since those areas are still in the process of trying to find the balance for STRs within their markets.
