Finding ways to recycle cash/buy equity is the name of the game.

But I’ve turned that one rental into more and more SFR by recycling the equity to scale up without using much of my own money.

If you need to explore other markets close that's not bad, CO is pricey so it will be a longer timeframe to reinvest unless you do flips/BRRRs to recycle capital @Caleb Brown  Yup, I'm close to swapping the empty lots for a tenanted new build. 

That, and an RE cycle of appreciation, puts significant wind to your back and makes your next go around easier.
