From what I have read, insurance prices in CA should be much higher than they are now, and insurers are not allowed to raise prices without approval from the State.In one story, a guy wanted to buy insurance and was willing to pay for it but nobody would insure his Pacific Palisades home. 

Less oversupply with that product type and more renters that were renting the more expensive bigger cabins are choosing the lesser ones because they love the area but don't want to spend as much on rent.We've talked with several long time investors out there and there isn't a one that have held on to their cabins over time that aren't still adding more. 

. +/- 50$Current rents are 1000 per side which they say is low because it's paid off for my family member They say market rent is easily 1200 per side I would likely inherit a tenant on one side at 1000/mo , older retired single guy So if I house hacking and pay 1200 and raise their side to 1200 it's would cash flow about 150$ not including maintenance so.

Rise48 is raising preferred equity at a valuation that is not market, with income growth projections that are unreasonable, and putting $7,000,000 of new investor cash back in their pockets... $7,000,000!!

I would not try and raise money from people (alot of legal implications), but if you know people with money who want to invest, you may be able to get preferred termsAlso sometimes best to partner with someone with experience as well.
