Purely answering the 80% vs 90% leverage question, in most cases it's better to reach for that 20% down.

For the 2-3 months of dry heat, (that most of us spend in the pool or at the lake) we get to enjoy 9-10 months of pure joyous weather without extreme rain, snow, hurricanes, tornados or any other extreme conditions. :)

For pure residential, ranging 0.5-2mio USD, I’m seeing something like 5-8% outside of central Tokyo vs 2-5% in central Tokyo. 

The mega site in Richmond, as well as Mt Vernon, will really change the landscape in these areas as they did in E-town when the battery plant came in play.

You don't need to use pure white - actually you can use any color, though lighter is easier - but you do need to use a paint brand and color that's not going to change.
