The environment now with higher interest rates and higher purchase price does make it more difficult but definitely doable. 

Weekends for a lot of people are usually tied up with kids sports, family functions and trips.

It's a shorter trip to Canada from Detroit, since you have to take a ferry from Cleveland.

I don't think I can ask the seller to evict prior to purchase, although that would be the best scenario.
