Prior to the hearing, the plantiff’s attorney produced text messages from my former PM that were unprofessional.

I wouldnt count on many shops paying for your licensing/courses in this environment; most are laying off rather than hiring, and the ones that are hiring are looking for producers with volume/a book to bring over.

@Thomas Farrellmiscellaneous reactions-BRRRRs won't produce cash flow - they're an equity strategy, not a cash flow strategy-OOS BRRRR on your first deal will be incredibly difficult. 

The city of chicago does not come out every time to read the meter for the water bill so they produce an estimate.

I figure never sell the cow when you can get the milk for free)...especially if that cow is producing organic cash flow ;-)I'm going to guess your rents average around $2,200 to $2,400, maybe a little over $1.00/SF, is that in the ballpark?
