What I'm hoping for is an Excel or spreadsheet template that allows me to play around with these variables and, most importantly, calculates the IRR and TIR for each scenario.Does anyone have a board or Excel sheet they use for this kind of investment simulation?

CU's are doing really well on rates for HELOC right now.if you can get close to finishing the project w/ a HELOC, this is not a bad play.

Hopefully, it actually plays out as intended. 

Would love to hear from others—if you’ve scaled up, do you still BRRRR SFHs, and what part do they play in your overall strategy?

This is unfortunately part of the game that we play.
