I have only been to a couple in Manhattan, but what I found was that the ones I expected to happen did not happen, and then there were two auctions of properties which I had not seen announced anywhere. 

I am currently living in Manhattan but was recently up in Rochester for a day looking at investment property.

@Jeff Schechter thanks for sharing your insights about Indy, I've studied different metrics and I compared them to places like Jamaica queens where I own a SFH rental and have experienced the changes of the neighborhood myself,  Or places like Newark which is changing rapidly due to NYC crazy prices and proximity to Manhattan and I hope Indy could offer me some of that.

I am also a recent rent redi user, I dont hate it, but at BPCON24 , i met with hemline and their software looked really good to me.I set up a call with them this week so use their demo, and their AI for the maintenance was very helpful.I don't mind rent redi though, I met many people at the conference, stessa was a one pf the populer ones.

When I purchase properties I look for positive cash flow (over $300/door, at least) and hope for appreciation.I don't want to put $ every month because I'm losing money between taxes, insurance, expenses, vacancy, property management, etc.BTW, I live in Manhattan and it's a similar situation with the Bay Area.

@Dan AshleyI’m a native Brooklynite and love seeing how far Brooklyn has come since growing up there in the 70’s but I was very frustrated when, after living in Manhattan for 20 years, I wanted to move back.
