I don’t mind paying for a PM.

I took on some debt to prep the property and hope to pay it off this summer—our peak season with lots of river and swimming traffic.It’s a 3-bedroom that currently sleeps 6 (king, queen, and a queen sofa bed).

Obviously if you go this route you need to be very attentive and make sure to zero out the credit cards as the promotion ends.  

What is your primary reason for wanting to pay off the mortgage? 

You may pay $500 in the summer and $1000 in the winter.

Tenants should be paying the owner.Do you also live in the house?

It may be possible for the homeowner to talk with their lender's workout department and negotiate terms to pay off the arrears, penalties and late fees on a new schedule. 

The property manager brought it to my attention only once and I told him to fix it.

I do already have a construction crew run by a friend who fixes anything that needs attention before renting out.

Your tenants can only continue paying similar rents if they remain employed at similar wages.
