Don’t overlook the 10% down second home occupancy loan for financing a property like this.  

I think new investors heavily overlook the skill component needed to successfully pull off a renovation to then rent out properly.

While the RentRedi's loaded with various toggles/buttons and affordable given the all-you-can-eat pricing, the interface is still very elementary and lacking in usability/design, which is often overlooked as a key determinant of whether your team actually adopts and fully leverages powerful management solutions like these.

Unfortunately, some PM companies do tend to focus on bigger portfolios, leaving smaller investors feeling overlooked.

I'd suggest checking local Airbnb/VRBO data or using AirDNA to see occupancy rates and average nightly rates in the area.

My wife and I do it separately and see what each of us may have overlooked. 

Most folks chase paper-returns and overlook the real wealth drivers in REI.
