I know there are many bigger hosts here who outperform me.

Assisted living has historically outperformed most other real estate classes, have maintained incredible occupancy rates (despite the COVID blip), and continue strong rent growth.

Out of the first 9 funds how many are outperforming their projections  and yielding positive experiences for investors? 

All signs point to this deal outperforming long term, but currently no cash flow is coming to LPs.  

So I’m pretty close to you, once I pull some cash I have sitting in a flip that will probably turn into a brrr I’ll be about 70/30 stocks, I really don’t mind buying property provided I think for some subjective reason that area is undervalued/will outperform the market, but to me the stock market has a few advantages, 1. it is much easier obviously/more liquid. 2.

Connections, luck... contractor at the time was problematic and not delivering which gave me the opportunity to out perform.

Well reviewed and my  management processes in place. and one of the nice things, I am out-performing my neighbors and close competitors by 20%. all with only the knowledge from here and from Avery's book

So in the end it is a balance.I like the idea of knowing your market very very very well and think if you do, you can outperform vs investing in places you really don't know as well. 

That's just my baggage and cynicism.In general, the S&P will outperform real estate purchased with cash.

There are very few places where you can still get anywhere near the 1% rule, and in Omaha you really don't have to look that hard to find those opportunities in droves.Not to get too into the weeds, but I have a thesis that the Midwest as a whole will begin to outperform the coastal and southernmost cities as time goes on-- primarily driven by increasing COL & decreasing QOL in said coastal urban cities.
