Are you open to both or lean towards one strategy? 

I moved to Mobile about a year and a half ago from New Orleans to follow work (I work at Austal as an engineer) and just recently got bit by the real estate investment bug.

I went to BP Con New Orleans this year, and loved it, but half of the seminars I attended were also about self promotion from the speakers.

If they reside in New Orleans, where we are, we decline, because it will most definitely be a party in our rental.

New Orleans is very saturated with hotels, and STRs.

There are plenty of things that can be done with current technologies to combat the effects, whether it be to hold back the ocean (just look at New Orleans--has been below sea level for hundreds of years) or AC units that are becoming more and more efficient each year.
