There is no reason to look to syndications if you want to buy soon because it takes a long time to get all of the things in order.

According to their SEC filing of the $300 million in loan they made, $299,300,000 was NON PERFORMING.  

A purchase you made in 2020 or 2022 would not really be thought of as a BRRRR because I'm guessing those units have been rented since then and were not just sitting vacant with you paying on those mortgages.
