Thanks Zach, I totally agree.Here are some things that keep me extremely optimistic about the build, when I have moments of frustration:-My initial expectation of value was ~340k.  

I am optimistic on this team that the exit will still be strong.

So, I am truly coming into this blind... but excited and optimistic and ready for a new challenge/adventure!

Red flags for me include people who are overly optimistic without considering risks or those who don’t seem to have a clear plan for their contributions to the partnership.

I think it's far too optimistic.

However, assuming a higher expense ratio would only underscore the point that the initial asking price for this asset appears to be overly optimistic.

They claim a small cash flow, and while that looks too optimistic, I believe that they can at least break even, so the tenants would be paying it off which is great. 

I'm optimistically spitballing here.
