 You may be able to secure higher leverage financing through alternative lenders than a traditional bank (not always the case) and this may help advance your objective of reducing the down payment/cash requirement but that may only be temporary relief as you will likely pay more over the course of the loan because of higher rates and fees.

I have 9 single family homes ranging in price from just 65,000 to 430,000 and I know that most specialists would say not to pay for a cost segregation study as the values of these homes are under a certain threshold (have heard anywhere from at least 500k - 1m).

They would not be able to add to the portfolio as they go, though.With lower leverage in the 50% LTV range, they could expect to be in the 6.45% range on a 30-year fixed today.
